Visit and sign the lease
It is recommended to have the contract reviewed and to record the condition with photos.

Leases are usually signed for 12 months, with an extension option.
The Fair Rental Law (2017) caps the security: at most three months’ rent, or a third of the total rent if lower.
Tenants usually pay arnona (city tax), water, electricity and gas; the building fee (vaad bayit) is set in the contract.
The home must be handed over fit to live in, and repairs owed by the landlord must be made within a reasonable time.

Why rent without an agent in Israel?

Without a middleman, no commission is added to the rent, and you talk directly with the person who decides.

What security can a landlord ask for?

Under the Fair Rental Law, the security cannot exceed three months’ rent, or a third of the total rent if lower (cheque, bank guarantee, guarantor…).
